Dear Seller
Many sellers are waking up to the fact that the
advice given by their first choice estate agent when they came onto
the property market was at best over-excited and over-optimistic or at
worst downright deception. In the run up to the original deadline for
the introduction of Home Information Packs all the main high street
estate agents were scrambling over themselves to secure as much
business as possible while a glut of potential sellers requested
market appraisals. What better way to secure the business than to
ensure seller satisfaction with overpriced valuations.
Ironically and owing to our level-headed long
term perspective Red Roof’s new instructions were running low at
exactly this time, and we are sure this was as a result of the
cut-throat approach of our competitors. The only thing is, as sure as
eggs is eggs, one by one all of those sellers will realise (some
sooner and some later) exactly what has happened.
No sour grapes from us here, all we ask is you
please really consider voting with your feet if you think your current
agent is guilty of this tactic. They may have dressed it up as
“testing the market”. But given the volume of property coming onto
the market in a great surge in May, any professional with any brains
would know that it would turn into a buyer’s market very quickly and
really test price stability, not price rises.
We are striving to make estate agency more
reputable. We can only succeed if sellers switch agents if they feel
they have been given poor service or poor advice. If you feel that
way, we would love to talk to you and offer the service you were
hoping for in the first place.
