What is MNAEA?

The NAEA is the National Association of Estate Agents which is responsible for the only recognised examinations for estate agents. Although all agents need to be registered with the Property Ombudsman to allow redress for bad service, not all agents are required yet by law to prove they are competent. Only agents with “MNAEA” after their name have proven competence so look for this as a priority. This way you can avoid problems in the first place and shouldnt need to use the Property Ombudsman at all! You will be staggered to find an agency can have an NAEA logo on their office door and yet the people who are visiting and valuing your home are not personally qualified (MNAEA). So check the person’s credentials, not just the agency’s.

Do I need an Energy Performance Certificate?

Nearly all residential properties require an EPC, within 4 weeks of going on the market. One important exception is property being sold in unhabitable condition. The certificate lasts for 3 years or until there are significant changes in the property to render the original survey inaccurate. It is the sellers responsibility to ensure they comply with the law and they can be fined if they do not. We have fast efficient energy surveyors to carry out a survey for just �75 + vat.

Can you conduct viewings for us?

Yes. If you wish, your account manager will conduct your viewings in your absence.

How do we manage our keys on the move day?

Either leave your keys with your conveyancer or ourselves on the day of your move or allow your buyers to collect the keys directly from you.

Can you recommend a solicitor?
