AGENCY AGREEMENT
ESTATE AGENTS ACT 1979 SECTION 18
(i) This agreement sets out the terms of business of Red Roof England a service of Red Roof Estates Estate Agents, the commission payable and when it is due for payment in accordance with the statutory provisions of the Estate Agents Act 1979 (Section 18). For the purposes of this agreement Red Roof Estates Estate Agents will be referred to as RRE.

(vi) A fee of £495 + VAT, will be payable prior to commencement of work by Red Roof Estates. This fee is the total sum of commissions which will become payable to RRE for all registration, marketing, negotiation and sale work. A mutually agreed time for a home visit will be agreed following payment. Should the seller not keep to the time and day without notifying Red Roof England within the cancellation or postponement guidelines below an administration fee of £149 + VAT will be levied to cover our costs, regardless of whether another subsequent visit is arranged. Cancellation or postponement of any visit must be communicated directly to Red Roof England during working hours before the day of the agreed visit. All photographs are taken at the time of the home visit. No subsequent visits will be made without an adminstration fee of £175 + VAT to cover our costs. It is the seller's responsibility to ensure the property is in a state for the taking of photographs.

(viii) RRE agree to offer the property for sale by Private Treaty until a purchaser has been found or until the client or RRE withdraws the property from the market.
(ix) This contract also authorises RRE to provide estate agency services to any purchaser or prospective purchaser and to retain any such fees or commissions so earned.
(x) RRE shall not be held liable under any circumstances for any loss, damage or expense suffered or incurred by the seller arising from or in any way connected with RRE seeking a buyer for the seller or by the introduction by RRE to the seller of any buyer or the completed sale of the property. This does not affect your statutory rights.
(xi) In order to comply with the UK government’s recent Anti-Money Laundering legislation we are obliged to check your identity and proof of address before marketing the property. Please assist us by showing us a recent utility bill or bank statement and either your drivers licence or passport while we are in your presence.
